Dear Doctors,
We are writing as we have a unique opportunity we would to present to recent grads. We are a married couple practicing nearly 40 years in Cortland, NY. Cortland is located in central NY and is a college town. Our practice incorporates Diversified, Flexion Distraction, McKenzie, rehabilitative exercise, nutritional guidance, electric stim and ultra sound.
As recent graduates from the National College of Chiropractic, we had less than optimum experiences as chiropractic associates. We do not wish to take advantage of recent grads in the ways we had been. We had large student loans which caused great difficulty obtaining financing to open our practice. This offer will help recent grads circumnavigate this problem.
We are looking for the right person to rent our just over 1400 sq ft office. Ideally, we are interested in grads who are committed to live and practice in central NY. We plan to rent it at the going rate of $16 per sq ft. ($15-$17 is the current rate for commercial real estate in our city. This calculates to $1,867/month with a signed lease.) The uniqueness of our offer is we plan to include with this rental all the chiropractic tables, equipment, computers, copiers, fax machine, software and in stock office supplies.
We currently participate with Medicare, Excellus Blue Shield, NYS Empire Plan, PI and WC. I hope to transition to a cash practice when my husband retires in April 2025. He plans to transition his patients to the recent grad). Basically, grads can start providing quality chiropractic care and begin paying off student loan debt almost immediately. We can also provide the rent to own option for the building in the future. Obviously, there are many details to be worked out but that is our basic offer.
